As the Coronavirus pandemic continues to spread around the globe, we at RAW Property Management understand the difficulties facing renters, and are doing our best to monitor changes and act accordingly in this landscape. With the majority of Americans sheltering in place at their homes, activity in the country’s real estate industry is expected to slow down. We at RAW Property Management believe that while the short-term impacts are immediately noticeable, the medium and long-term implications, however, are going to vary per market and are yet to be understood. In light of this uncertainty, our company will continue to inform and serve our tenants and investors in May and beyond as we have done in April.
For starters, leasing operations and emergency maintenance have continued to be a priority for us during the pandemic. Our leasing agents practice strict social distancing protocol. This includes wearing masks and gloves, sanitizing door handles and remaining at a safe distance while discussing the rental application process. A large part of successfully executing showings during the COVID-19 outbreak is communication with the potential renter. Offering potential renters the freedom to explore units at their leisure and circulating online applications allows for a contact-less showing. Additionally, to avoid overexposing our Maintenance team, their families, and the families of our tenant’s to potential contagions – we have been performing primarily emergency maintenance, and have been asking residents to hold all non-emergency maintenance items until after the pandemic has passed. A new face in the office, Samantha Rouleau, will be the new Maintenance Coordinator for RAW! Her arrival could not have come at a better time as the team tackles the challenges COVID-19 produces!
Overall, communicating with office staff is important while having difficulties with any rental experience. To us at RAW, communication is most important during times like these. We won’t know how to help unless we are made aware! Since the beginning of April, this has certainly been the case. We have offered all tenants the ability to pay April’s rent by the last day of the month without incurring late fees. This allows anyone receiving unemployment checks to pay in multiple installments as they collect the checks to not get behind. We have had a very successful month considering the landscape – the vast majority of our residents were successful in paying rent, and we are grateful and proud to say they are doing so!
We at RAW Property Management will continue to monitor any Coronavirus updates for Cincinnati, Hamilton county, and the Country. In May, we look forward to operating under the same assumptions as in April working in conjunction with other small businesses as restrictions lift. We promise to continue practicing social distancing guidelines in leasing and maintenance, while offering the same flexibility for accepting rent at any point throughout the month. We are hopeful that once virus cases in the Tri State (and the United States more broadly) begin to level off, businesses, jobs and real estate will gradually bounce back.
