RAW 2019: A Year in Review

 

With the Holiday season quickly approaching, we at RAW Property Management would like to extend our sincerest gratitudes to everyone involved in making this year a success! 2019 has been a year of growth at RAW Property Management. As always, RAW continues to uncover newer and better practices to serve our tenants and clients alike. Increased communication between tenants and our office staff has allowed the company to dynamically address tenant concerns – especially as the seasons change! While not every tenant is the same, we have found great success this year communicating with those tenants that utilize the online portal! While it is not necessary to use, the online portfolio allows tenants to set up auto payment and pay online. Additionally, tenants that submit work order requests through the online portal are automatically added to the list for our maintenance professionals to address. RAW has also built relationships with local and out-of-town investors whom we support with our property management services! We have added just under 100 units under management in 2019 and plan on continuing to serve our communities in 2020 and beyond!

 

Let me recount some notable events from this past year:

 

We have continued renovating properties under our management to provide the best living experience for our tenants! Prime examples of RAW’s future can be observed in the kitchen and bathroom at 2412 Kenilworth Avenue in Norwood. The second and third floor are completely renovated with new windows, high efficiency furnace and modern features throughout while retaining the building’s old-world charm. There is a new garage behind the house and a new driveway was finished as of the day this article was composed! Another property undergoing significant renovations is 302 Forest Avenue in Avondale. This large pre-1900s home boasts 4,191 square feet with 6 bedrooms and 3.5 bathrooms! It is within walking distance to Cincinnati Children’s Hospital, UC College of Medicine, and the Cincinnati Zoo and Botanical Gardens! It is truly a perfect space for a large family, executive rental or group rental.  We expect this property to be available for rent in January 2020.

Earlier in the season, RAW relocated to a permanent office space at 5535 Colerain Avenue! Many of our tenants have stopped in to sign a lease, say hello, or to pay their rent! This space will serve the company for years to come with opportunities to build out more offices as our team grows. We have enjoyed the change thus far and are constantly optimizing the space and workflow to be as efficient as possible for both residents and real estate property investors alike – something we plan to further in 2020!

RAW has continued to hire fantastic help in 2019! Paige Webb joined the RAW Family in the middle of 2019 as executive support staff.  You may or may not have interacted with her already! She is here to assist in Tenant Relations and Leasing day-to-day operations, whatever is necessary! Finally, late in 2019 RAW hired a new Director of Business Development: Dominic Bruni. Dominic graduated from Indiana University’s Kelley School of Business in May of 2018 with degrees in Finance and Technology Management. Most recently, he served as a Business Analyst in a Tax Technology Development group at EY. Dominic’s current focus is streamlining operations and leveraging social media marketing to engage with the Cincinnati Investing Community online.

 

2019 has been a rewarding year working towards our goals of delivering exceptional client service and offering secure and purposeful accommodations in the Cincinnati market. RAW Property Management has completed renovations with increased focus and attention to detail while growing internally to meet the demands of our growing tenant base. Managing quality real estate effectively is our #1 priority to our tenants and clients in 2020!
